A 220-unit multifamily project, the Juniper, led by Dallas-based firm Larkspur Capital, is underway at 4003 Commerce St. in Deep Ellum.

The site was cleared in late 2023, with construction beginning in January for a mid-2026 completion date.

The Juniper is a mixed-use development including 220 units across seven stories with views of Downtown Dallas, a half-acre private park, access to the Santa Fe Trail, street-level retail and live/work spaces along Commerce and Exposition streets, according to the company website.

A third-floor amenity deck offers lounge seating and overlooks the downtown skyline. The design of the Juniper is influenced by the historical context of Deep Ellum, incorporating a contemporary expression of that era, according to Corgan, an architecture and design firm.

Larkspur Capital acquires, develops and manages commercial real estate assets on behalf of institutional investors. Projects include a 240-unit multifamily project along the Santa Fe Trail in East Dallas and the Willow, a seven-story community northwest of the Juniper.
