The City Attorney’s office wants to meet with the landlords of Bar 3606 and OT Tavern about recent criminal offenses.

A representative from the office sent a “notification of abatable criminal activity” to the property owners on April 12. It includes a list of offenses that have happened at the properties on Greenville Avenue over the past few years:

  • Aggravated assault on April 10, 2022
  • Criminal mischief on March 18, 2022
  • Murder on March 18, 2022
  • Aggravated assault on March 13, 2022
  • Discharge of a firearm on Aug. 29, 2021
  • Criminal mischief on Oct. 6, 2018
  • Sex assault on Oct. 6, 2018

“If you fail to abate the crime existing on your properties, the City of Dallas is prepared to file a lawsuit against you and your properties,” the letter says.

The Advocate has reached out to the attorney representing Uptown Ventures LLC and Hillcrest Towers LLC for a statement and will update this story with the response.

Potential legal action of this kind is allowed by the Texas Civil Practice and Remedies Code and the Texas Alcoholic Beverage Code, according to the letter.

The City may acquire a court order requiring the bars to “implement reasonable measures to prevent the use or maintenance of [the properties] as a nuisance and requiring [the owners] to post a bond.”

In addition, the letter says that if Bar 3606 applies for a renewal of its TABC permit, the City will protest it. District 14 City Council member Paul Ridley said in his April 19 newsletter that he also plans to file a protest against the renewal.

Anyone who lives within 300 feet of Bar 3606 can file a protest starting May 23 to contest the bar’s renewal of its license.

In May 2021, the Board of Adjustment ruled in favor of Bar 3606 and denied the City’s request to set a compliance date for the establishment, which operates on a grandfathered alcoholic beverage permit.

Months later, OT Tavern agreed to comply with certain rules such as implementing additional security measures and changing its business hours.
