We’ve told you about the three restaurants leasing the 9,100 square feet of ground floor space at BLVD on Greenville — Torchy’s Tacos, Nodding Donkey and World of Beer — and now the first phase of apartments are open.

The description of BLVD on its features page uses the word “urban” twice and “luxury” thrice, even combining them for the phrase “urban luxury.” On the home page, BLVD sells itself as “urban green living,” based on being in a “walkable neighborhood near Katy Trail,” “designed for LEED silver certification,” its “eVgo electric charging station,” and “quick access to DART rail” at Mockingbird Station.

More than half of its 417 one-, two- and three-bedroom apartments are already leased, and a few residents have moved in. When my husband and I drove by recently, he looked at it and asked, “Is that just a fancy SMU dorm?”

I didn’t know, so I directed the question to spokeswomen for Prescott Realty Group, which developed the retail-residential complex.

Katherine Brody told me that the demographic is “mostly young adults — a good mix of some students and some professionals.” Rents start at $1,055 for a studio and average $1,375 per unit, she says.

Considering that SMU’s residence hall rates run between roughly $840 a month for a triple-occupancy room and $1,400 for a single-occupancy room, BLVD appears to be a great deal for students.

And it’s not a bad deal for recent grads, either, who are apparently flocking to Dallas for IT, engineering and healthcare jobs. Dallas ranks as the the No. 5 best city for college graduates, according to an apartments.com and CareerBuilder study, which also states that the average rent for a one-bedroom apartment in Dallas is $912.

So they could find something cheaper than BLVD elsewhere, but probably not a place that includes a plug-in for your car.
