North Texas leads the state in building new apartments, with 37,000 on the way, according to the Dallas Morning News. Along Gaston, Live Oak and Ross, new apartments and townhomes are springing up like weeds, with other nearby complexes receiving remodels.

But according to data from RealPage, all that apartment influx has led to decreasing rents around Dallas, and East Dallas leads the way. East Dallas apartment rental is down 3.2 percent this year, leading Rockwall-Rowlett, Frisco and Las Colinas.

Steve Brown at the Dallas Morning News attributed the falling rates to the deals and specials offered to new renters at freshly built complexes, of which there are plenty in our neighborhood.

But don’t let that falling figure make you think Dallas is getting cheaper. The city hit a new all-time high for rent in the second quarter at $1,103 for a one-bedroom apartment, according to RealPage.
