Neighbors will have their chance to voice their opinion about a developers’ plan to raze the apartments at 6304 Prospect Avenue and replace them with a higher density multifamily unit. The meeting takes place on Wednesday, May 11, from 6:30 to 7:45 p.m. at La Calle Doce, 1925 Skillman St.

Currently, the property houses a two-story, 20-unit structure built in 1945 sits on 0.62-acres of land. According to the zoning application, the owner is planning to replace it with a two- to three-story multifamily housing project that will not exceed 40-feet in height. A Nextdoor.com post that could not be immediately verified states that the developer is seeking to more than double the capacity with 43 units and 53 parking spaces, some of which will be underground.

The owner, who is being represented by Winstead PC, a firm that specializes in assisting developers, is seeking to develop a new planned development district, which could allow exceptions to zonings rules when it comes to design and density. Currently, the land is zoned MF-2(A), which allows for a maximum height of 36 feet, with a 15-foot front  setback required from the property line and 60 percent lot coverage. The owner is proposing a maximum of 70 percent lot coverage and 1.2 parking spots for each bedroom included in the project.

The meeting is hosted by the Edgemont Park Conservation District, which borders the property, but all are welcome to attend. A representative of the developer’s will be on hand to answer questions about the project.
