There are a couple of rezoning cases proposed for Lowest Greenville businesses wanting to remain open later.

One case applies to 1917 Greenville Ave., where Feng Cha is housed, along with Balanced Being Yoga & Wellness and Sugaring NYC. The applicant is requesting a specific use permit to allow for a retail, personal service or office use to remain open until 10 p.m.

Feng Cha, which specializes in boba tea and other drinks, and hair-removal studio Sugaring NYC close at 7 p.m. daily. Hours vary for Balanced Being, which offers a variety of classes to promote emotional, physical and mental health.

CBD store MoonTaxi, virtual realty arcade Univrse, and Her Beauty Lounge were formerly housed in suites at 1917 Greenville Ave. MoonTaxi has since moved across the street to 1912 Greenville Ave., and it also has a location in Deep Ellum.

In 2018, the property was rezoned to eliminate a parking requirement for businesses, as long as they close by 7 p.m. This included creating a new subdistrict within Planned Development District No. 842.

The other zoning case applies to 2010 Greenville Ave., Suite B, which is occupied by Fortune House, a Chinese restaurant.

Fortune House is requesting a specific use permit to allow it to stay open past midnight as a late-hour establishment.

The conditions would be the same as under Specific Use Permit No. 2272, which expired in 2022.

No dates have been set to appear before the City Plan Commission, according to the city’s zoning website.
