Someone wants to build a multifamily development on a property on N. Garrett Avenue.

The property, 1716 N. Garrett Ave., is between Ross Avenue and Monarch Street. It currently has a parking lot. But the applicant wants to change the zoning to multifamily district so a multifamily development can be built on the 0.4 acres.

Solar Preparatory School for Boys lies north of the property, and there are also multifamily buildings neighboring the property on Garrett. To the east and south, there are restaurants, a car wash and retail buildings. A church and a child care center are to the west.

The zoning change application was submitted by Baldwin Associates.

The proposed MF-2(A) zoning is primarily used for multifamily, duplex and single family uses. It requires 15-foot front yard setbacks. Side yard standards vary; there must be 5 feet for duplexes and 10 feet for other structures. Rear yards must be at least 10 feet for duplexes and 15 feet for other permitted structures. The maximum structure height is 36 feet, and the maximum lot coverage is 60% for residential structures.

Earlier this year, Trammell Crow Residential announced plans to build a 384-unit apartment complex nearby on the 5100 block of Ross Avenue.
