Lots are being prepared and building plans for the 59 new homes being built in the Hollywood-Santa Monica neighborhood are in the works. The homes are going to be built this year on land adjacent to the Santa Fe Trail, Shadyside Lane, and Lindsley park. After finally getting in touch with Megatel Homes president Aaron Ipour, we were able to get some updates about the progress of the residential Lakewood development.

Residential designer Mark Shekter is working with Ipour and board members of the Hollywood-Santa Monica Neighborhood Association to develop plans that will meet the Hollywood-Santa Monica Conservation District guidelines and hopefully surpass neighborhood expectations. Shekter brings more than 40 years of residential design experience to the project. His portfolio includes contributing designs to gated community The Downs of Hillcrest in addition to designing numerous townhouses and condominiums in the Turtle Creek and Oak Lawn neighborhoods. Shekter also has designed homes that were later owned by Jerry Garcia, Nolan Ryan, and former Houston Astros owner Drayton McLane.

Ipour says that home designs will take at least another month to be finalized. He shares that “all of the homes will be Tudor-style with nice, big covered porches” and will “essentially be zero lot line properties with very little backyard space, if any” but that “there will be a shared courtyard area for grilling.” A model home and “four or five inventory homes” will be built by July 2013. More details about landscape design and the appearance of the homes will be revealed as Ipour works to get official approval from the conservation district.

In response to our recent article over neighbor concerns regarding the Megatel development, Ipour says that “Megatel does the home design side of things and that Centurion American is responsible for tree removal and lot development.” Ipour also apologizes for not getting back in touch more quickly, saying that “all previous calls to Megatel went to the sales department and that Megatel now has a new online contact to rectify future miscommunication issues.”
