The developers who bought a 71-year-old apartment building on Prospect at Alderson want to build 43 new apartments there.

To do it, they need a zoning change, and they’ve twice met with neighbors in an effort to gain community support.

The building currently has two stories with 20 units and 12 parking spaces. The developers, James Hepfner and John Airhart, could build 33 units and a surface parking lot without a zoning change.

With the change, they would build three stories with 43 apartments — 41 one-bedroom units and two two-bedrooms — over a partially underground parking garage that would hold about 50 cars.

After a meeting with neighbors last month, the developers agreed to move the entrance of the parking garage from Prospect to Alderson, which is a wider street with less traffic. The architectural renderings below show the original plans with the entrance on prospect.

The planned parking garage would be partially underground with a masonry wall around the exterior above-ground portion, so the garage wouldn’t be visible from the street.

The developers are asking for 65 percent lot coverage, compared to 60 that is allowed under the current zoning. They’re asking for 43 feet of height, compared to 36 currently allowed. Allowing 10 more apartments over what is allowed in the zoning is what will make the garage financially feasible, they say.

Neighbors are concerned over the increased density, which they say would increase traffic through their neighborhood and that spot zoning for higher density sets a dangerous precedent. They’ve argued that for-sale condos would be a better fit.

Neighbors are planning another meeting to discuss the proposal at 6:45 p.m. Wednesday, Aug. 17 at Times Ten Cellars.
