The old administration building for the Dallas Independent School District is being transformed into a multifamily apartment complex on Ross Avenue.

Construction is underway on the 70-year-old building at 3700 Ross Ave. The new development, called The Academic, will preserve historically relevant features, such as the main entrance, the facade, the two-story main building and several oak trees, CultureMap reported.

The developer, Leon Capital Group, consulted with the Dallas Landmark Commission to identify which parts of the historic building could be saved, according to the publication.

“Through our preservation work, The Academic is a nod to the area’s original essence, returning Ross Avenue to its fabric and vision,” Carl Starry, managing director of multifamily for Leon Capital Group, told CultureMap.

The Academic will be a 5-story community with 366 apartment units. Available units include studios, as well as one- and two-bedroom homes, ranging from 500 to 1,150 square feet. The apartments come with amenities like private balconies, stainless steel appliances and full-size washers and dryers.

Residents will also have access to a club house with golf simulators, a convenience mart, a resort-style pool and a fitness center.

The building’s exterior features materials of cast stone, stucco, wood and metal. The development also includes a six-story parking garage.

The first units are expected to be available in 2020, according to the Leon Capital Group website.
