If you’re someone who believes our neighborhood will never have enough fast-food restaurants or healthcare clinics, you’re in luck: The guys buying the northeast corner of Skillman and Mockingbird plan to lease the property to a fast-food restaurant or clinic. (To orient yourself at the intersection, CVC Pharmacy is located on the southeast corner and Kwik-Kar is on the northwest corner.)
That’s the word from Coldwell Banker Real Estate’s Mike Friedman, who is working with clients who have the two gas station properties under contract. Friedman says the two sites, the former RAM gas station and the current Shell station, combine to be about 40,000 square feet of land (just a hair under an acre, which is 43,560 square feet), are under contract to his clients, which means they have a contract to purchase the land from the current owners but they haven’t closed on the deal yet.
The RAM station has closed, while the mini-mart component of the Shell station is boarded up but the gas pumps remain open.
In the meantime, Friedman says his clients are trying to structure a ground lease for the property that will put a fast-food restaurant or health care clinic on the spot. Friedman didn’t have a timetable for either an announcement or construction.
Just to give you an idea about what a property of this size could be used for, McDonald’s generally places its restaurants on properties that are about an acre or slightly larger in size. Remember, though: Friedman did not identify any potential tenants, and I’m just pointing out the McDonald’s info so you have an idea about the potential size of the eventual tenant on the property.
