Dallas Area Rapid Transit board members approved a plan Thursday to build an underground parking garage with residential and commercial towers on surface parking lots at SMU/Mockingbird Station.

It will be the second transit-oriented development at the site, DART spokesman Mark Ball said in a news release. The first was constructed in 2001 and includes retailers, restaurants and an apartment complex.

The developer, Dallas-based Trammel Crow Company, will execute the plan outlined in the master development agreement, which includes a 99-year lease, ground lease and other agreements.

The transit agency selected Trammel Crow in January 2018 after reviewing proposals from multiple developers.

SMU/Mockingbird Station opened in 1997 and became one of DART’s busiest locations.
