About 20 neighbors of Lochwood and Greater Casa View gathered at Harry Stone Recreation Center recently to hear details about an indoor amusement center/trampoline park proposed for the intersection of Garland Road and Centerville Road at 10710 Garland Road.

Kyle and Haley Bickham, founders of The Modern Tot across Garland Road from the site, will be the owners/operators of the center, which they have branded Sky Park Adventure Park. Along with their zoning consultant Rob Baldwin, the Bickhams presented to meeting attendees their zoning request for their new venture.

Sky Park Adventure Park would be located in 38,000 square feet of the shopping center at the southeast corner of Garland and Centerville. The space is adjacent to Extra Space Storage and is currently vacant.

The request is for a Specific Use Permit (SUP). The shopping center site is zoned Planned Development (PD), and Ā Commercial Indoor Amusement use is an approved use if an SUP is granted.

The Bickhams are asking for an initial five-year term of the SUP with an automatic renewal. At any renewal of an SUP, notices are sent out to property owners within a 200-foot radius. If no one objects, the SUP is automatically renewed. If there is opposition to the renewal, hearings at the Plan Commission and City Council are scheduled, and the SUP renewal must be approved by Council.

The application says the operating hours would not exceed 9 a.m.-11 p.m. seven days a week, no outside sound speakers will be allowed, and a small kitchen will be on-site to serve drinks and snacks.

In the question and answer portion of the meeting, the Bickhams noted that in addition to owning The Modern Tot, they are residents of nearby Ash Creek Estates. Experiencing the lack of indoor amusement options for their two sons, the Bickhams believe they have identified a need for serving families in their community.

Sky Park would cater to children 2-13 years old with trampoline features for older kids and soft play equipment for the younger set. Birthday party rooms and a few video games will also be included. The application lists pickleball as a potential option, but Kyle Bickham said there are no current plans for a pickleball court. At peak operating hours, 200 people could be inside at Sky Park.

The Bickhams stressed the quality of their trampoline supplier, Best American Trampolines located in Lewisville, and the new high-quality equipment planned for Sky Park.

Questions from neighbors centered around security and parking:

  • Will there be additional lighting and security cameras? (Answer: Yes.)
  • Will there be indoor security personnel? (Answer: Uncertain.)
  • How do you handle access for parents and kids? (Answer: Weā€™re experts at this, given our Modern Tot experience.)
  • How will the parking be handled? (Answer: We have cross access with the storage Ā parking so hundreds of spaces will be available.)
  • Will there be training standards for staff? (Answer: Yes, especially CPR.)

The Plan Commission public hearing for the SUP will be no earlier than March, with a City Council hearing the following month.
