If approved, the permit would allow for land to be filled to reclaim 0.12 acres of the current 0.86-acre floodplain on the property at 7168 Alexander Drive.

The owner wants to tear down the existing house and build a new one. Filling in some of the land would allow for construction of a pool deck.

The application has already been reviewed by the City of Dallas for compliance with floodplain regulations, to make sure the filling would not negatively affect the floodplain of the McCommas Branch upstream or downstream.

According to the City’s floodplain regulations, fill material must be natural material such as soil, rock, gravel or broken concrete. It can’t be decomposable, and it has to be compacted to 95% standard proctor density.

Engineer Chris Fergusson, who’s representing the owner, says the fill material that will be used is often used in construction projects.

Erosion-control devices like hay bales and silt fences have to be installed before construction can begin to prevent sediment from flowing downstream, according to floodplain regulations.

A neighborhood meeting will be held Feb. 28 as part of the permit process for property owners within 500 feet of 7168 Alexander Drive.

Questions about the fill permit process should be directed to floodplain management at 214-948-4690.
