In a recent study from The Business Journal of the wealthiest 1,000 ZIP codes in the nation, two East Dallas neighborhoods made the cut.

Lakewood itself (75214) ranked at the 397th wealthiest with a per capita income of $86,426, 17,058 housing units, a typical home value of $779,356, a total population of 34,015, seven square miles of land, a 6% overall poverty rate, a 60% bachelor’s degree rate and a median age of 37.

The former home co-founder of Neiman Marcus Herbert Marcus, it’s no surprise that Lakewood made the list.

Slightly southwest, 75204 ranked 443rd in the country. The ZIP code covers Old East Dallas and Uptown, with a per capita income of $78,797, 22,025 housing units, a typical home value of $514,267, a total population of 31,627, three square miles of land, a 13% overall poverty rate, a 61% bachelor’s degree rate and a median age of 31.

The Business Journals calculated the Wealthy 1,000 with a weighted formula that included income levels, home values, poverty rates and population density based on data from the U.S. Census Bureau, the 2022 American Community Survey and Zillow. According to the Dallas Business Journal, the ranking also included a minimum threshold of $70,000 of per capita income.

Most ZIP codes on the top of the list are in New York City and California, with 45.6% of wealth concentrated in northeast ZIP codes and 28.6% in west coast ZIP codes.
