Prices were down 12 percent from January 2018 in East Dallas, Far North Dallas and Irving, according to the Real Estate Center at Texas A&M University and North Texas Real Estate Information Systems. But the neighborhood’s median home price of $300,000 remained one of the highest in the 11 residential areas the Morning News compared.

Overall home sales in North Texas were also down 10 percent from a year ago, according to the Morning News. Last month, real estate agents sold 5,294 homes, the lowest one-month sale in four years.

In East Dallas, the average selling time for a home was 55 days in December 2018. That number was up 34 percent from the previous year.

The cooldown, however, was almost inevitable after years of booming sales and price increases.
