Or part of the neighborhood does anyway. The overlay — an ordinance to limit teardowns that isn’t as restrictive as a conservation or historic district — was approved yesterday.

It caps home height at 30 feet and sets 50-foot setbacks in the front, 12-foot setbacks on interior sides, and 15-foot setbacks at street corners. The rule applies to all new construction, including teardowns.

The city council applied the overlay to just one part of Casa Linda — an area bounded by Buckner and San Saba and the railroad tracks near Casa Linda Park and Redondo. That’s about 170 homes.

If there is support from 75 percent of homeowners in the other three parts of the neighborhood sometime in the next two years, the council will consider the overlay for those sections.
