Mill Creek Residential, the developer proposing the mixed-use project The Trailhead on The Lot and Local Traveler sites, has rescheduled  virtual open houses to Feb. 27, March 1  and March 4 to share details about its plans. The schedule calls for three virtual events (same presentation) via Zoom, all of which are open to neighbors.

Michael Blackwell of Mill Creek and Rob Baldwin of Baldwin Planning will host the calls and take questions from attendees.

“Height and traffic impacts are known points of discomfort here,” Blackwell says. “Our hope in these open houses is to share some perspective that may be a little less obvious and provide needed clarity as far as the vision for the project, listen carefully to all questions and determine if there is a reasonable path forward.”

The commercial portion of The Trailhead has received a little more definition. Mill Creek has reduced the request from the original 10-20,000 square feet of retail to a maximum of 13,600 square feet of retail, including a free-standing building at the front of the site. Blackwell is gathering feedback on the types of restaurants and neighborhood-serving retail that neighbors would prefer to see.

In a preview of the presentation, Mill Creek shared some site graphics with Advocate Media.

A site plan shows the orientation of the project toward the Santa Fe Trail, pivoting away from the Gaston, Garland, Grand (3G) intersection. In answer to building-height concerns, one of the graphics compares the proposed height of The Trailhead to other building landmarks in the area.

Blackwell is also making his case to the business community. He will present The Trailhead to the Greater East Dallas Chamber on Tuesday, February 23rd.

“We have now had more than 30 community meetings with neighborhood representatives, elected and appointed officials, interest groups, area organizations and the various other entities that overlap near this property,” Blackwell says. “We have been and we remain committed to not only engage fully with the community, but to listen and respond through the process.”
