The mystery of the unnamed restaurant opening in the blue chalet on Greenville Avenue has been solved.

Sliders restaurant Son of a Butcher will take over the spot that was once Melios Bros Char Bar, according to a zoning appeal to the Board of Adjustment.

The application seeks permission to place a patio within 15 feet of the road, which is prohibited by the City of Dallas under the current zoning.

The site, which is 0.27 acres, has two required setbacks along Greenville and Prospect avenues. That limits the buildable site area to 0.19 acres.

“In order to provide the required parking and keep the existing historical building, the open patio would need to encroach on the front yard setback,” according to the application.

It’s not clear if the appeal has been granted. We’ll keep you updated in the months leading to the restaurant’s debut at 2026 Greenville Ave. in late summer 2020.
