In-N-Out update: Six Dallas-area sites said to be under contract

A few months ago, we told you that West Coast burger icon In-N-Out was nosing around Dallas, looking for spots to locate its popular restaurants. At that time, we had confirmed non-confirmation from In-N-Out’s real estate people that they were looking around the area but nothing more specific than that. And we knew that the former Steak and Shake spot between Lovers and Caruth Haven on the east side of Central Expressway’s access road was one of the potential locations.

Now we’re hearing that In-N-Out has six locations "under contract" in the Dallas-Fort Worth area, making the rumors that much stronger.

One of the sites under consideration is in Garland; we don’t have confirmation on the location of the others, but it’s fair to assume that they’re likely to be spread throughout the area.

And remember: Having sites "under contract" means only that the In-N-Out people are serious about opening restaurants here in Dallas; it doesn’t mean they’re coming here for sure. But the pieces are starting to fall into place: A beat-up commercial real estate market means great deals on prime locations, and a chain-type restaurant like In-N-Out is not going to open just one location in a new market (the cost to staff up would be prohibitive).

What we don’t have is a confirmation from In-N-Out, and I wouldn’t expect that until they’re ready to move forward — from a business perspective, it makes perfect sense to keep future location plans a secret until the company has snapped up all of the properties/locations it needs for its initial push into a new area; once the company announces they’re coming, property owners will jack up the prices when In-N-Out comes calling.

And this is completely a guess, but prime pieces of real estate generally can’t be tied up indefinitely, because having something "under contract" generally prevents it from being sold to anyone else; that means we’re probably looking at finding out something official from In-N-Out within three to six months if, indeed, we’ll be chowing down there later this year or early next year.

    Not factory food! In-n-out uses all fresh ingredients. They even cut their own fries from potatos right there at the restaurant.

    Maybe I just don’t know what I’m missing, but with McDonald’s, Sonic, BurgerKing, Braums, Wendy’s, Whataburger, Dairy Queen, and the dozens of other greasy-spoon fast food joints, another one really something to get excited about?

    I’ve eaten several times at the In-N-Out in LAS. It is very good fast food, much better than McDonald’s, Sonic, BurgerKing, Braums, Wendy’s, Whataburger, Dairy Queen, etc. Though it is pretty similar to places like Keller’s. I’m very hopeful they will open one in Lakewood or near Love Field.

    I’m a CA transplant living in Austin and I will tell you this…In N Out leaves ALL the others in the dust and I’m including the TX favorite of Whataburger in that. I’d totally drive to Dallas for In N Out…I so hope this is true! It’s one of the very few things I miss from CA.

    They fries take getting used to though since they are cut from whole potatos, they’re not like anyone else’s fries. But for me its all about the burger. I’m drooling just thinking about it.

    Well, if In N Out is coming to Texas, they better think about Houston. I have been know to bring them home on the airplane. It is the best burger ever. (you can get your fries animal style too.) Alittle messy but good

    WHAATTTT??? In-N-Out in the Dallas area?? I grew up in Southern California and just moved to TX. Everytime someone asks if I miss California, I always tell them I miss In-N-Out. Sonic is awesome (there’s 2 in southern Cali), but nothing beats In-N-Out’s fresh burgers, fries, and ice cream shakes. Yesssssss! I’m ready! ATTENTION ALL BURGER LOVERS: At In-N-Out, be sure to order your burger “Animal Style” at least one time.

    I just relocated to Austin from Pasadena, CA. They need to open locations in Austin. Not gonna lie, I’ll drive to Dallas when they open In-N-Out locations. BRING IT ON!

    This is fantastic news! In N Out is by far the best fast food “joint” of them all, leaving the others in the dust! The secret menu items are fun, and while I shan’t order a 20X20, I am looking forward to celebrating their arrival with a 3×4 three meat patties 4 slices of cheese.
    The two places here that come closest in quality are whataburger and steak n shake, neither one of which are as good, and In n out’s prices are far cheaper.

    This great news i and many California’s who now live southern Missouri branson, Springfield sure would like to see one come are way. I think it would be a big hit for those who have never had a chance to experience a great all American burger like IN&OUT. Keeping my fingers cross’s!!! P.S DOUBLE DOUBLE DREAMS!!!

    In and Out Burger should start in El Paso,Tx first and then proceed going east. With an expanded military base 30,000 new soldiers, they will be exposed to new customers faster. Plus land is cheaper here than in Dallas!
